We are very small and are not going to pay to be on every Tom, Dick and Harry website where each wants from 15% (Booking.com) to 32% (VRBO) commission. They pay the search engines to list them first on the internet. But you'll get our best price by booking right on this page.
For six years Trip Advisor reviewers have ranked us #1 out of 43 inns. We are usually their #1 Best Value too. Being tops in both categories is a hard trick to pull off! I was disappointed in 2021 to have been called by their sales rep, who now wants us to PAY 15% COMMISSION to be in their Best Value category. Sadly, their Best Value rankings are now a reflection of advertising, be aware. It does not mean we are no longer a Best Value! It does mean however, that we are not going to pay them your money to put us in that group. The lower we can keep our rates, the better value we will be for everyone, from the meek to the mighty, ALL of whom are welcome in our private home and at our communal table.
For all we do, our pretty rooms, amazing breakfasts, our guided tour, the parking and WiFi included, you'll get more than your money's worth here. Thanks so much for your kindness.

Stay As Long As Possible. There's Much To See!
Depending on dates, we require a minimum stay of 2 or 3 nights, but will sometimes take a solo night
If our system won't let you reserve just one night, please email Vaughan@22Charlotte.com. We possibly will override the software for you. One night stays do not include our guided tour. Bookings through commissioned sites like Booking.com (15% markup of our prices), Air BnB (23%), VRBO (33%), etc., also do not include our guided tour.
We do not rent to smokers, not even to those who think they can smoke off site. Please refer to our Policies, paragraph 3. Do not book if you have a smoker in your group. You will be asked to leave and there will be no refund.
Please don't book if you have cat issues. We have two small, low dander, non-shedding Siamese girls. They are very sweet and will greet you at check-in. Some cats hide; ours come to you immediately. Please read our Policies.
We also request that everyone in your group have both Covid vaccinations, even if you have had Covid. Please don't tell us a political or fake science story about why you don't have vaccinations.
Our rates include our famous big home cooked Southern Breakfast that changes daily, a ride around tour of the surrounding Historic District with host Vaughan Alsbrook, parking and WiFi. We do not give tours for one-night stays.
Practically speaking, you cannot do our famous Historic District in two days. If you are coming from far away and plan to visit Charleston and Savannah, be mindful that a week is not enough time for Charleston, but you can do Savannah in a day. Whether you stay with us or elsewhere, we advise you to heavy up on Charleston and lighten up on Savannah. We've had guests stay a month in our Cozy Cottage and not have time to do everything they wanted. Others leave here, go to Savannah, then call in a day or so and ask if they can come back, saying, "We've done it all here but we didn't finish what we wanted to do in Charleston." Instead of overnights, consider a day trip to Savannah, an easy 2-hour drive.
Near us are the plantations (13 - 15 miles), three beaches (20 minutes), Patriots Point Naval & Maritime Museum, fabulous golf, deep sea fishing (60 miles to the Gulf Stream), the Charleston Tea Garden, Angel Oak, Hunley Civil War submarine, and so much more.
